What pre-approval actually is
Pre-qualification is a rough estimate based on numbers you tell me. Useful, but no seller takes it seriously.
Pre-approval is different: I verify your income, assets, and credit, run your file, and issue a letter stating what you're approved for — subject to property appraisal and final underwriting. It's conditional, not a commitment, but it carries real weight with sellers.
I'll never blur these two. If someone hands you a “pre-approval” based on a 3-minute form with no verification, that's a pre-qualification wearing a costume.
